LeasesThe firm acts for NHS trusts with shopping concourses in two major hospital sites and is able to draw on its resources acting for investor developers (for which it had 12 shopping centres under management at one time). Acting for landlords has been a large part of the firm's work, on which it has built a high reputation in advising on the negotiation of leases and dealing with landlord and tenant issues.
It also acts for a large number of tenants, in the health care sector as well as for commercial and residential tenants. Due consideration is given to the terms of the leases and the division of responsibility between the landlord and the tenant for the clearing of contaminants, compliance with statutes requiring upgrading to the premises and insurance (with a view to the NHS trusts covering the risk with the backing of the NHS pooling scheme). Work has involved drafting the appropriate licences for NHS trusts to share premises with social services and other public sector and healthcare providers to combine resources. |
