We deal with property acquisitions and sales for churches and other charities on a daily basis, and are therefore well versed in the special rules which apply to charities disposing of properties.
We are experienced in the redevelopment of church sites and situations where developers join with churches in redeveloping a church site to provide part residential or commercial premises and a new church, usually paid for entirely by the developer. We are also used to arranging lettings of surplus church premises for churches and their trustees, and dealing with letting of manses and other residential properties for churches. We also advise on the special rules applying to burial grounds. We can advise and act for churches wishing to share church premises with churches from other denominations using the provisions of the Sharing of Church Premises Act to form local ecumenical projects. Churches need to be aware of the effects of VAT and how to minimise liability to the tax when they are undertaking building projects or major repairs to the church. Many churches are listed buildings and we have experience in guiding churches through the difficulties that can arise when a listed church applies to the relevant planning authority to make alterations to its buildings to make them fit for the churches work in the 21st Century. |
